1. Introduction
ShowingUnlock (“ShowingUnlock,” “we,” “us,” or “our”) operates the website and service at showingunlock.com, a Texas-based marketplace connecting homebuyers with licensed real estate agents for on-demand property showings, together with a directory of discount brokers. This Privacy Policy explains what personal information we collect, how we use it, and the choices you have.
2. Information We Collect
From buyers requesting showings: your full name, email address, phone number, the property listing link and address you submit, your preferred showing date and time, notes you provide, a government-issued photo identification uploaded for identity verification, and payment information processed through our secure payment provider (we do not store full card numbers).
From agents and brokers: your full name, Texas Real Estate Commission (TREC) license number, phone number, email address, home city, service areas, sponsoring broker details, an optional headshot, a government-issued photo identification for identity verification, and the phone number to which showing alerts are sent by SMS.
We also automatically collect technical data such as IP address, browser type, and usage analytics when you visit showingunlock.com.
3. How We Use Your Information
- To verify your identity and, for agents, to confirm your TREC license status before approving showings.
- To match buyers with available licensed agents and coordinate on-demand property showings.
- To process payments, hold authorization holds, and disburse payouts to agents and sponsoring brokers.
- To generate and store required legal disclosures and agreements, including the IABS and SB 1968 Non-Representation Agreement.
- To send transactional SMS alerts to agents about available showings in their service area.
- To provide customer support, prevent fraud, and comply with Texas law and TREC rules.
4. SMS Text Messages
Agents who opt in during onboarding receive transactional SMS alerts when a showing request becomes available near their service area, including the property address, appointment time, and a link to claim the showing, plus a single reminder if the request remains unclaimed. Message frequency varies based on showing availability. Standard message and data rates may apply from your wireless carrier.
Consent: By checking the SMS opt-in box, you consent to receive these showing-alert messages from ShowingUnlock.
Opt-out: You may opt out at any time by replying STOP to any message, or by toggling SMS alerts off in your agent profile at showingunlock.com. Our service uses your phone number solely for the showing notifications described above.
We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.
5. Identity Verification & Legal Documents
ShowingUnlock uses a third-party identity-verification provider to confirm your identity. The government ID you upload is processed to complete verification and is not used for any other purpose. Executed legal documents (such as the IABS disclosure and SB 1968 Non-Representation Agreement) are stored securely and are accessible only to you, the assigned agent, the sponsoring broker, and ShowingUnlock administrators.
6. Payments
Payment information is handled by our payment processor and is subject to that processor’s privacy policy. ShowingUnlock retains only the transaction identifiers and status needed to manage authorization holds, captures, refunds, and agent/broker payouts.
7. Data Sharing & Third Parties
We share personal information only as necessary to provide the service—for example, sharing buyer contact details and the property address with the agent who claims a showing, or sharing payout information with sponsoring brokers and our payment processor. We do not sell your personal information. As stated above, we do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.
8. Data Retention & Security
We retain personal information only as long as needed to provide the service and comply with legal and regulatory obligations, including TREC recordkeeping requirements. Identity-verification status is retained per our retention policy and re-verified periodically. We use reasonable administrative, technical, and physical safeguards to protect your information, but no method of transmission or storage is completely secure.
9. Your Rights
You may request access to, correction of, or deletion of your personal information, and you may opt out of SMS alerts at any time. To exercise these rights, contact us at the email below.
10. Children’s Privacy
ShowingUnlock is not directed to individuals under 18, and we do not knowingly collect personal information from children.
11. Changes to This Policy
We may update this Privacy Policy from time to time. We will post the updated policy at showingunlock.com /privacy with a revised effective date.
